Most Leander houses went up after 2005 with the water heater and the air handler in the attic, so a failure up there runs down through the insulation, the upstairs ceiling, the wall studs, and the slab before it shows as one brown ring over the sink. Call us now and say what you see. We route the call to an independent local water damage provider who works these two-story subdivisions from Crystal Falls to Larkspur.
Call Now — Lines OpenIf water is still coming, stop it at the nearest point you can reach. An attic water heater has a supply valve on the cold line beside the tank. The house shutoff on most Leander lots is in a box at the curb or on the wall where the line enters the garage. If you cannot get either one, flip the breaker for any room where water has reached an outlet and wait for the crew.
Water in a two-story slab house does not stay where it started. It runs along the top of the ceiling drywall until it finds a light can or a seam, then down the inside of a wall to the slab, then sideways under the flooring into the next room. A ceiling stain the size of a plate usually means a wet area the size of a rug above it.
The provider who comes out does not start with a saw. They start in the attic and with a moisture meter on every wall and floor below the stain, and the readings decide what opens.
Standing water pulled off the slab, the upstairs subfloor, and the garage in a Leander two-story, with meter readings taken before anything is cut.
Dehumidifiers and air movers sized for a humid Hill Country summer, run until the drywall, the stair treads, and the cabinets read dry.
A high Leander water bill, a warm tile, or a soft wall traced to a PEX fitting, a slab line, or a manifold before anyone opens the floor.
Ceilings, walls, and floors soaked when an attic or exterior wall line split in a freeze, pumped out and dried once the valve is closed.
Creek water and street runoff pulled out of a garage or ground floor, contaminated materials removed, and the house dried afterward.
An attic or garage tank that let go, and the ceiling, insulation, closet, and flooring it soaked on the way down, dried and opened only where wet.
Standing byDescribe it the way you would to a neighbor. We route the call to an independent local provider who works attic pipe breaks, water heater failures, slab and fitting leaks, and creek flooding across Leander and the Hill Country side of Williamson County.
| What happens | What it means for you |
|---|---|
| Attic checked above the stain before the ceiling is touched | The pan, the tank, and the air handler get ruled in or out on day one instead of after the drywall is down |
| Every wall and floor below the leak metered, not just the wet ones | Water that ran inside a wall to the slab is found while it is still drying material and not a mold call |
| Hot and cold lines isolated at the heater to split a hidden leak | A PEX fitting or a slab line gets found with one opening rather than a torn-up hallway |
| Drying equipment sized for a humid Central Texas summer | The drywall reaches its target instead of stalling at damp for a week |
| Photos and meter readings logged from the first hour | Your adjuster gets dated numbers rather than your description of a puddle |
| Water work written separately from the rebuild | You can see where the drying stops and the drywall, paint, and flooring begin |
Move what you can carry off the wet floor and out from under the sagging spot. Set a bucket or a trash can under the lowest point of a bulging ceiling and stay out from under it. Swing open the cabinet doors under a sink that got wet. Photograph each room, the ceiling, and the attic access if you can reach it safely. Then call. You do not need to know whether this is extraction, drying, or a leak hunt. Say what you see and let the provider work it out.
Leander sits at about 1,017 feet on the limestone shelf where the Hill Country begins, and the town grew from 26,521 people in 2010 to 59,202 in 2020 and roughly 91,000 by 2025. That growth is Crystal Falls, Travisso, Bryson, Palmera Ridge, Mason Hills, Larkspur, and a hundred smaller subdivisions of two-story slab homes with plumbing in the attic and a PEX manifold in the garage. The rock holds a slab steady, so the classic clay slab leak is rarer here than it is east of I-35. Attic failures and fitting leaks take its place.
The creeks make up the difference. Brushy Creek rises in Leander, and the South Fork of the San Gabriel runs along the north edge of town. Over the July Fourth weekend of 2025, more than a foot of rain fell on the hills to the west, Big Sandy Creek rose fifteen feet in three hours, and close to 200 homes in the Sandy Creek area of Travis County were damaged or destroyed. In October 2018 Lake Travis crested at 704.39 feet and put the lakefront streets of Jonestown, Lago Vista, and Volente under water. In February 2021 the Sandy Creek water plant lost power fifteen times during the freeze, the city went on a boil notice for a week, and attic lines split in nearly every subdivision in town.
Repairs to plumbing, wiring, or framing inside the city limits need a permit from Leander Development Services on North Brushy Street. The city's treated water comes from Lake Travis through its own Sandy Creek plant and the Brushy Creek Regional Utility Authority plant it shares with Cedar Park and Round Rock, and the city, not the authority, is who you call to close a meter.
A tank that fails without warning or a pipe that splits in a freeze is the kind of sudden loss many Texas policies respond to. A drain pan that overflowed slowly for months, or a fitting that dripped inside a wall for a year, is often treated as gradual damage and excluded. Water that rose from a creek or the street is a separate flood policy, not homeowners coverage at all. Nobody who has not read your policy can tell you what it pays, and this site will not guess. The provider photographs every room, logs readings from the first hour, and gives you a written scope. Your adjuster works from that.
